Deed Restrictions require that all new home construction and all exterior modification be reviewed and approved by the GPPOIA Architectural Committee prior to commencing construction.  The Committtee will review your request to make sure that the improvements are compliant with the Deed Restrictions, will be done in a professional manner, and will fit in with the aesthetics of the community.  Please provide as much detail as possible so the Committee can properly understand your request.  After you have completed this form, please return it to P.O. Box 506 Point Blank, TX 77364, email or contact one of the Committee members.  Improvements/construction must begin within 6 months of obtaining approval or you will have to re-submit your request.

F.A.Q's

Maintenance Dues are $150 per lot per year. Our Fiscal Year is January 1 to December 31. Invoices are mailed out in December and fees are due by January 31st.  Failure to pay in a timely manner will result in a one-time $50 late charge and an interest fee of $2.25 per lot per month. Should a property become delinquent, the Board will exercise its right to proceed with legal action per the Collection Fee Structure found here.

All are located with the Deed of Records of San Jacinto County, Texas located in Coldspring, Texas.

Trailer spaces are available for $120 per space per year. Contact Gwen O’Bannon, Administrative Assistant, for an application for a key and space assignment.

Note: The GPPOIA is not responsible for any damage or theft, etc. to the trailers, RVs, boats, or whatever is parked there!!!

All new home construction and all exterior modifications such as exterior paint color, fence additions, decking and room additions are examples.
